Location: Tai Seng (Main Office) & Site Office (West Area)
Working Hours: Monday – Friday, Office Hours

We are looking for an experienced Property Manager Cluster Manager to oversee the day-to-day operations of a portfolio of commercial properties. You will lead an on-site team comprising 1 Assistant Manager, 2 Property Executives, and 1 Technician, ensuring smooth building operations, tenant satisfaction, and compliance with company standards.

Key Responsibilities

• Manage the operations and maintenance of a cluster of commercial buildings.

• Lead and supervise the on-site property management team.

• Ensure compliance with policies, procedures, statutory regulations, and contractual obligations.

• Conduct regular property inspections and oversee maintenance, repair, and improvement works.

• Build and maintain positive relationships with tenants, resolving escalated issues promptly.

• Coordinate tenant move-ins, move-outs, handovers, and takeovers.

• Manage lease administration, rental collection, and Common Area Maintenance (CAM) recovery.

• Prepare annual budgets, monitor financial performance, and explain budget variances.

• Oversee service providers and contractors to ensure quality service delivery.

• Prepare monthly management reports and recommend operational improvements.

Requirements

• Diploma in Property Management, Facilities Management, Building, Engineering, or a related discipline.

• 5 years of experience as a Building Manager, Assistant Manager, or in a similar property management role.

• Experience managing a portfolio or cluster of commercial buildings.

• Hands-on experience in budget preparation, handover, and takeover of units.

• Experience managing landlord-owned buildings or acting as a landlord representative is an advantage.

• Strong knowledge of property operations, budgeting, lease management, and tenant relations.
