Job Overview

The Manager, Property Management is responsible for overseeing the comprehensive management of residential strata developments, ensuring delivery of exceptional client service and operational excellence. This role requires strategic leadership in managing property operations, staff supervision, and stakeholder engagement while maintaining strict compliance with applicable legislation and JLL standards.

Key Responsibilities

Operational Management

  • Direct and coordinate day-to-day operations across multiple residential strata development sites within the assigned portfolio

  • Develop and implement operational strategies to optimize service delivery and achieve performance targets

  • Plan and recommend periodic maintenance programs to preserve asset value and ensure regulatory compliance

  • Oversee the implementation and maintenance of JLL's Operating Management System (OMS) in accordance with established organizational standards

  • Ensure all contracts, agreements, and insurance policies are reviewed and renewed at least three months prior to expiration

Client & Stakeholder Management

  • Serve as primary point of contact for management corporations and council members within the portfolio

  • Attend and participate in all council meetings and general meetings for assigned properties

  • Prepare and present comprehensive management proposals for prospective clients

  • Advise management councils on legislative provisions and best practices relating to property management

  • Ensure consistent delivery of high-quality service standards that meet or exceed client expectations

Team Leadership & Development

  • Lead, guide, and supervise property management staff, fostering a culture of excellence and accountability

  • Conduct performance appraisals and annual salary reviews for direct reports

  • Organize and allocate resources effectively to meet operational demands

  • Facilitate regular team meetings to ensure alignment and communication

  • Participate in recruitment activities to build high-performing teams

  • Develop staff rosters ensuring adequate coverage for all scheduled holidays and absences

Financial Management

  • Approve and authorize payment of property outgoings, including taxes and operational expenses

  • Coordinate arrangements for annual financial audits in collaboration with accounting teams

  • Recommend and implement appropriate collection actions against defaulters, engaging solicitors as necessary

  • Monitor budget performance and identify opportunities for cost optimization

Quality Assurance & Compliance

  • Review and approve all outgoing correspondence and meeting minutes to ensure accuracy and professionalism

  • Ensure strict adherence to the Building Management and Strata Management Act and all relevant legislation

  • Maintain comprehensive documentation and reporting systems

  • Support the Director in establishing departmental policies and strategic direction

  • Undertake additional duties as assigned by management to support business objectives

Qualifications & Experience

Required

  • Diploma in Building, Property Management, Facilities Management, or related discipline

  • Minimum 5 years and up of progressive experience in strata residential property management

  • Demonstrated experience managing teams in similar-sized residential developments

  • Comprehensive knowledge of and proficiency in the Building Management and Strata Management Act

  • Proven track record in operational management and client service delivery

Preferred

  • Professional certification in property or facilities management

  • Experience with property management software systems and digital platforms

  • Strong financial acumen with budget management experience
