Role 1
Responsibilities:
Lead a team efficiently in supervising all aspects of carpark systems and support, including reconciliation of seasons / hourly payments, budgeting, arrears management, and reporting.
Liaise regularly with the Operations team, relevant authorities, and tenants to handle their requirements effectively.
Manage vendors / service providers well to achieve service excellence.
Maintain proper documentation of work processes; Monitor and maintain all assets under inventory and control, as well as maintenance contracts and agreements.
Perform systems audit and ensure technical team comply with company policies and contractual terms.
Manage budgeting and conduct cost reviews for carpark related expenses.
Constantly evaluate new technologies, processes and upgrading of equipment for implementation to continuously improve Car Park Management Control Services and Systems for all existing and potential new sites.
Prepare and present analysis and forecast reports in monthly operations management meeting.
Requirements:
Degree/Diploma in Business / Building / Estate Management or equivalent
Minimum 5 years of relevant experience, of which relevant carpark operation and staff management
Prior experience in IT network, systems administration, project management will be advantageous.
Exposure to service &/or facilities management industry is preferred.
Customer oriented with excellent interpersonal skills.
A team player with proven people management skill
Process driven and proficient in project scheduling tools.
Excellent presentation and organization skills
Role 2
Responsibilities:
Policies and Procedures
Compilation of data concerning new developments and irregularities at sites and update to superiors
Provide data analysis of operations and perform routine reports compilation
Provide operational assistance, analysis of operations and perform routine activities to meet quality requirements and customer service
Implement plans for operational excellence, department goals and operations standards
Maintain high level of service standards to our Tenants and Customers.
Review and recommend improvements for systems and procedures
Monitor and conduct the cost effectiveness of the car park operations. Ensure the car park operations runs smoothly and efficiently
Monitoring and Tracking of Service Level Agreements (SLAs) and Key Performance Indicators (KPIs) of contractors.
Car Park Operations
Manage and lead the team/contractors in the Car Park Zones allocated
Responsible for the efficiency and effective control of daily car park operations
Monitor the cost effectiveness of car park operations
Conduct regular car park visits and audits to maintain operations standard in terms of cleanliness, discipline, politeness and other standards set by the company
Attend to Carpark Operations matters escalated by call centre and work closely to resolve operational cases efficiently
Attend to any ad-hoc meetings at site or at HQ
Job Requirements:
Minimum Diploma in any discipline
Experience in Operations and Customer Service Management
IT-savvy & proficient in MS Office especially Excel and meticulous in numbers / reports
Strong analytical skills and able to work well with cross functional levels and external service providers
Team player, meticulous & customer service oriented with excellent organisational and administrative skills
Independent with supervisory experience
Period: 9 month contract
Location: Jurong East
Working Hours: Monday to Friday, 8.30am to 6pm
Salary: Up to $4,900
