Job Purpose
We are seeking a highly skilled and motivated BIM Quantity Surveyor Engineer to join our team. The ideal candidate will have hands-on experience in mechanical and process systems and will play a critical role in project cost estimation, tender processes, and material management. This position demands expertise in cost estimation and management, effective contractor coordination, and material control to support the successful execution of construction projects.
Also to manage project costs using BIM models, ensuring accurate quantity take-offs, cost planning, and cost control throughout the project lifecycle.
Key Responsibilities
Tender and Site Walks
Participate in tender site walks to assess project requirements and constraints.
Lead site surveys to gather accurate data for project planning and estimation.
Prepare tender overview and checklist
Prepare vendor status checklist
Raise queries (RFI & RFC) for any information and clarification.
Mechanical and Process Systems
o Demonstrate experience and knowledge in:
Mechanical Wet Systems: Chilled Water System (CHW), Condenser Water System (CDW), Drain Water System (DR).
Mechanical Dry Systems: HVAC & Mechanical Ventilation Ductwork.
Process Wet Systems: Process Cooling Water (PCW), Compressed Dry Air (CDA), Nitrogen (N2), and Waste Water Drainage Systems.
Process Dry Systems: Exhaust Ductwork.
Technical Drawings and Layouts
Knowledge to understand technical documents such as drawings and write-up to meet client requirement.
Generate isometric drawings and sketch layouts for contractors to prepare quotations.
Scope of Work and Bill of Quantities
Develop detailed scope of work (SOW) documentations and bills of quantities (BoQs).
Disseminate SOW and BoQs to contractors for quotation preparation.
Quotation Management
Review vendors’ quotations for accuracy and alignment with project requirements.
Gather vendors’ quotations for comparison and cost analysis.
Conduct review on cost analysis workout with Project Manager for vendor selections and pricing finalization.
Generate project quotations upon final review for submission.
Manage and update project tender listing for reference.
Material Procurement and Control
Identify and finalise materials requirement and to ensure in-line with project specifications and timelines.
Finalise terms & conditions and prepare contract agreement and/or purchase order to vendor.
Monitor and control materials usage to minimize waste and ensure project efficiency.
Monitor Project for any variations or additional work scope.
Monitor Contractor Progressive Claim
Collaboration and Coordination
Coordinate with project teams, clients/consultant, contractors, and suppliers to ensure smooth tender & project execution.
Provide technical guidance to vendors during the tender to construction phases
Perform quantity take-offs directly from BIM models (Revit / Navisworks / CostX)
Maintain 5D BIM cost models and update costs when designs change
Qualifications and Requirements
Education: Diploma in quantity surveying, Mechanical Engineering, Construction Management, or a related field.
Preferance with BIM certification (e.g. Autodesk / buildingSMART)
Experience: Minimum of [2] years in quantity surveying or a similar role in the construction industry, with specific experience in:
Mechanical Wet Systems (CHW, CDW & DR).
Mechanical Dry Systems (HVAC & MV Ductwork).
Process Wet Systems (PCW, CDA, N2, Drain).
Process Dry Systems (Exhaust Ductwork).
BIM-based cost management
Technical Skills:
Proficient in AutoCAD, Revit, or other drafting software.
Strong knowledge of SOW and BoQ preparation.
Familiarity with construction project cost estimation and material procurement.
Soft Skills:
Excellent analytical, organizational, and problem-solving abilities.
Critical thinking to spot issues and come up with smart solutions
Attentive to detail to ensure every aspect is considered for better results
Strong communication and negotiation skills to manage contracts confidently
Ability to work collaboratively in a fast-paced environment.
Time management skills to be able to meet deadlines under pressure
Teamwork capabilities with all parties to avoid costly misunderstandings
