Its hospitality segment includes the Sutera Harbour Resort in Kota Kinabalu, which the Group owns and operates, comprising two five-star hotels with a total of 1,000 rooms and the idyllic Sutera@Mantanani Resort on the Mantanani Islands in Sabah which has 70 luxury villas. In China, the Group owns the 200-room New World Chongqing Hotel which is managed by New World Hotels & Resorts, an upper-upscale hotel brand of Rosewood Hotel Group. Its residential portfolio includes the 1,600-unit Yuhu Singapore International Gardens in Bishan District near Chongqing and 460-unit seafront development of Coral Bay in Kota Kinabalu.
About the Role:
We are seeking an Investments and Strategic Projects Senior Manager to join our real estate team. The ideal candidate will evaluate, structure, and execute real estate investments, drive financial feasibility analysis, due diligence, and manage strategic projects assets. This is a hands-on role combining strategic analysis, deal-making, and financial modeling.
Key Responsibilities:
Deal execution and implementation
Source and/or evaluate real estate investments.
Conduct and/or coordinate due diligence across technical, legal, financial, tax, environmental, and operational workstreams.
Build and maintain investment materials; present findings and recommendations.
Lead end-to-end transaction execution, including LOIs, term sheets, negotiations, financing, and legal documentations.
Where applicable, develop business plans, capex programs, leasing assumptions, and exit strategies.
Assess capital and/or debt financing structures.
Financial feasibility analysis
Develop and maintain detailed appropriate financial models.
Perform analyses of valuations based on income, market, or cost approaches.
Strategy and market research
Analyze macro and micro market trends, supply-demand dynamics, and competitive landscapes.
Setup data base of relevant market transactions and cost information for various market and sectors
Identify thematic and opportunistic investments aligned with strategic growth priorities.
Prepare research briefs and support portfolio and sector strategy development.
Strategic Projects
Prepare high-quality investor materials, including teasers, pitch decks, and investment memos.
Support fund raising and/or co-investment processes; coordinate Q&A and due diligence requests.
Shape investor engagement strategies.
Deal execution.
Qualifications:
Bachelor’s degree in Finance, Business, Economics, Real Estate, Engineering, or related field; MBA, MSRE, or CFA is a plus.
5–8+ years of relevant experience in real estate investments, , investment banking, or lending.
Advanced financial modeling skills;.
Proven track record executing real estate transactions and coordinating multi-disciplinary due diligence.
Strong understanding of leases, zoning, development processes, asset operations, and financing structures.
Excellent written and verbal communication skills; ability to craft clear investment materials and present to stakeholders and investors.
High attention to detail, analytical rigor, and ability to manage multiple deals and deadlines.
Team-oriented mindset with the ability to lead cross-functional workstreams.
Preferred Experience:
Regional expertise with broker, lender, and operating partner networks.
Experience with JV structures, development/redevelopment projects, and complex financing.
ESG integration and reporting familiarity.
