Responsibilities:

Team & Operations Management

  • Supervise a team of technicians, technical officers, and supervisors.

  • Ensure timely and effective execution of preventive and corrective maintenance tasks.

  • Report directly to the Site Manager.

Client & Stakeholder Coordination

  • Collaborate with clients, users, and internal teams to ensure seamless daily operations.

  • Provide technical guidance and maintain high service standards.

Vendor & Project Oversight

  • Manage maintenance, repair, replacement, and upgrading works from initiation to completion.

  • Coordinate with vendors and subcontractors to ensure quality and timely delivery.

Technical Expertise

  • Oversee general building works including waterproofing, flooring, ceilings, roads, and drainage.

  • Manage plumbing and sanitary systems such as water tanks, pumps, ejectors, and centralized hot water systems.

Compliance & Quality Assurance

  • Conduct water sampling and ensure compliance with PUB water quality standards.

  • Ensure all works adhere to local codes of practice and safety regulations.

Budgeting & Cost Estimation

  • Prepare quotations using standard Schedule of Rates (SOR).

  • Develop OPEX and CAPEX budgets for repair, replacement, and upgrade works.

Documentation & Reporting

  • Draft technical specifications for ITQ and RFP submissions.

  • Prepare incident reports with root cause analysis and corrective action plans.

Requirements:

  • Degree in Building, Mechanical Engineering, or related discipline.

  • Minimum 4 years of relevant experience in building maintenance or facilities management.

  • Strong knowledge of civil, plumbing, and sanitary systems.

  • Familiarity with local codes, PUB guidelines, and statutory compliance.

  • Excellent coordination, communication, and leadership skills.

  • Safety-conscious with a proactive approach to incident management.
