Your Role:
Maintain all electrical system / work (low voltage 230V/415V) from the MCCB and downstream for building, Facilities and security
Maintain Low Voltage Electrical system / work related to Building Services such as lighting maintenance, power sockets RCCB testing, access control and CCTV monitoring, FIDS, gate barrier, roller shutters, HVAC systems, lighting systems, building drainage system, electric vehicle chargers, lifts including troubleshooting, root cause identification and servicing etc.
Execute quality procedures for preventive and corrective electrical & instrumentation building services maintenance works
Follow up, rectification and analyze maintenance data / fault notifications (415V and below for electrical scope)
Prepare and submit technical reports and progress reports to Senior Engineer (E&I) monthly
Review the performance and quality of third-party service providers in their service delivery
Implement incident / emergency response procedures
Conduct site testing of low voltage and all electrical & instrumentation related issues, and fault-finding activities to ensure the property or site is well maintained
Ensure uninterrupted service, support cause analysis & develop action plans
Ensure compliance with Workplace Safety and Health, Company safety rules and Regulations
Evaluate safety reports on compliance and non-compliance with regulatory and organizational Workplace Safety and Health (WSH) policies and practices
Coordinate WSH accident, near misses and incident investigations and root cause analysis
Application of Permit to Work (Process & Non-Process) and ensure Lock out and tag out are implemented to ensure a safe work environment for maintenance personnel
Responsible for the execution of switching on the low voltage electrical & instrumentation apparatus (e.g., MCCBs) and ensure they are carried out safely as per standard operating procedure
Responsible for executing lock out, tag out and safe isolation / normalization equipment for facilities maintenance work
Carry out risk assessment and ensure compliance of safety requirement compromising on safety and operation of generating units
To ensure the electrical & instrumentation isolations / normalization are carried out safely
Preparing budgets for all electrical & instrumentation system / maintenance and service contracts; monitor and control budget under Facilities Management
Prepare budget costs to the Senior Engineer (E&I) for the development of annual budgets for maintenance parts (electrical & instrumentation), materials and expendable supplies annually include all special tools, equipment and spare parts required in order to keep Electrical & Instrumentation systems efficient and within operating budget limits
Project quantity of consumable and non-consumable items for procurement based on past purchases
Work with Senior Engineer (E&I) to prepare tender specifications, maintenance contracts and Service Level Agreements for third party service providers by providing information based on ground experience
Contractors’ management, supervision and control
Supervise low voltage and all electrical and instrumentation repair works done by the contractors
Implement the contract management for all low voltage for facility services and all electrical and instrumentation related aspects, to ensure clarity of scope, requirements, deliverables and timing in line with facilities management strategy and objectives
Conduct safety toolbox meeting daily and briefings with on-site team/ contractors to follow-up and report on the progress to anticipate any possible delays and initiate corrective action to avoid delays
Conduct regular safety inspection of the workplace for potential hazards, assess the risks, implement mitigation measure for safety; report potential injuries, accidents and hazards etc.
Contribute to the evaluation of Facilities Management services tender returns to ensure full compliance with all specifications
Liaise and attend meetings with contractors, consultants, and other key personnel to resolve electrical and instrumentation technical issues and other related matters
Assist with establishing supplier/ subcontractor performance management systems. Perform regular assessment evaluation of contract / contractor’s performance for high work quality delivered
Manage contractors to ensure compliance / specification and WSH requirements
Maintain Quality Documentation and Control to ensure high quality of work thru procedure control compliance, continuous gaps identification, development of work control procedure and follow up for implementation
Ensure low voltage and all electrical & instrumentation facilities services related manuals and documentation are adhered to
Update all quality control procedures and risk assessment including drawing control where necessary
Support regular internal audit/external audit IMS Integrated Management System to achieve/ maintain ISO 9001, 14001, 50001, 27001, 45001 and 22301 certifications as well as shareholders’ HSSE audit etc and follow up all gaps identified for improvement / ensure compliance
Drive continuous improvement initiatives
Implement approved continuous improvement initiatives to improve time, cost and quality management
Recommend opportunities to use the latest facilities management trends or technologies
Manage and Supervise Preventive & Non-routine Maintenance
Review daily work notifications to prepare corrective maintenance plan with Senior Engineer (E&I)
Update and close work notifications in CMMS
Prepare work orders in CMMS for preventive and corrective maintenance that arises from work notifications
Your Profiles:
Diploma in Engineering (Electrical/Power/Technology or related discipline) Or Diploma in Facilities Management
Higher Nitec with a minimum of 10 years of related experience in Electrical or Facilities Management will be considered
5 years of experience in Facilities Management and Electrical & Instrumentation Maintenance aspects: in facilities management services / security system such as electrical supply, lifts, power sockets RCCB testing, air-conditioning, pumps, security etc.
Contract and Contractors’ management and supervision
Knowledge in applicable Acts/Regulations and compliance: e.g., relevant regulations and building codes, building services and facilities maintenance
WSH rules and risk regulation, environment and security compliance
Enforcement of Permit-to-Work and control for Facilities Maintenance
Professional Licenses such LEW, BCA Green Mark certification and/or related previous experience in Electrical & Instrumentation installation work will be advantageous
Competent in confined space, work-at-height, earthwork requirements, business continuity etc
Experience with SAP, and MS Office
Contractor management and supervisory skills
The job grade/designation offered will be based on candidate’s experience, competencies and skillsets
