We're Hiring: Business Development Executive (Retail Expansion)
Employment Type: Full-Time
As our retail business continues to expand into a multi-outlet, brand-driven organization, we are looking for a proactive and resourceful Business Development Executive (Retail Expansion) to support our store expansion initiatives.
You will be responsible for sourcing retail locations, supporting commercial negotiations, coordinating store development projects, and ensuring successful new store openings. This role offers excellent exposure to retail expansion, commercial leasing, and project coordination within a fast-growing retail business.
Key Responsibilities
1. Retail Site Sourcing & Business Development
Source and identify suitable shopping malls and retail spaces in line with the company's expansion plans.
Build and maintain relationships with shopping mall leasing teams, landlords, property owners, property agents, and business partners.
Collect market information including rental rates, store sizes, footfall, customer demographics, competitors, and surrounding commercial developments.
Maintain and regularly update the retail site database and expansion pipeline to support future growth.
2. Site Evaluation & Feasibility Support
Conduct site inspections and collect information on store dimensions, engineering conditions, handover specifications, and project-related costs.
Assist in preparing feasibility studies, including rental analysis, sales potential, investment costs, and payback estimates.
Prepare site evaluation reports and provide accurate information to support management's site selection decisions.
3. Commercial Coordination & Lease Administration
Assist in discussions with shopping malls, landlords, and property agents regarding rental rates, service charges, lease terms, fit-out periods, rent-free periods, and other commercial terms.
Follow up on Letters of Intent (LOI), tenancy agreements, renovation applications, and related documentation.
Track negotiation progress and ensure commercial terms and project responsibilities are properly documented and followed up.
4. Store Development & Opening Coordination
Coordinate with designers, contractors, shopping mall management, and internal departments throughout the store development process.
Read and interpret basic architectural, layout, M&E, plumbing, and construction drawings.
Monitor renovation progress, site issues, rectification works, and project milestones, while reporting potential risks promptly.
Assist with licensing applications, equipment installation, merchandise preparation, and pre-opening inspections to ensure stores open according to schedule.
5. Project Administration & Reporting
Maintain project records covering site sourcing, lease negotiations, renovation progress, and store opening status.
Prepare regular project updates, highlight outstanding issues, and report key project risks.
Perform other business development, retail expansion, and store development duties assigned by the manager.
Requirements
Education & Experience
Diploma or Bachelor's Degree in Business Administration, Real Estate, Retail Management, Marketing, Project Management, Engineering, or related disciplines.
Minimum 1 year of relevant experience in retail expansion, commercial leasing, property, project coordination, construction coordination, or related industries.
Familiarity with Singapore retail malls, commercial properties, and the local retail market is an advantage.
Core Competencies
Strong communication, negotiation, and stakeholder management skills.
Good organizational and project coordination abilities with the capability to manage multiple tasks simultaneously.
Proactive, detail-oriented, responsible, and able to work independently.
Basic analytical skills with proficiency in Microsoft Excel for data analysis and project evaluation.
Able to read and interpret basic architectural and renovation drawings.
Comfortable travelling for site visits, landlord meetings, and project coordination.
Good command of English. Proficiency in Mandarin is preferred as the role requires communication with Mandarin-speaking landlords, property agents, contractors, and business partners.
Preferred Qualifications
Experience in retail, F&B, food, or lifestyle brand expansion.
Experience in retail site acquisition, lease negotiation, or new store opening projects.
Familiarity with Singapore shopping mall fit-out procedures, licensing requirements, and store opening processes.
Existing network within the retail property, construction, or project management industry will be an advantage.
