As part of the Retail Leasing department at SingPost Centre (SPC), you will be responsible for formulating and executing data-driven retail leasing strategies that maximize asset value while building strong tenant relationships.
You will leverage retail metrics and market data to identify emerging trends, optimize space allocation, and secure high-performing tenancies. By engaging tenants in regular, performance-based discussions, you will gain a deep understanding of their business health, operational needs, and future growth plans.
Responsibility:
This position calls for a highly-energetic, driven professional with a diverse industry network; possesses analytical, communication and collaboration skills as well as experience in leasing.
You will report to the Leasing Manager to:
• Achieve Optimum Mall Occupancy/Revenue - Drive leasing strategies to maintain full occupancy and achieve progressive revenue growth above established fiscal targets.
• Data-Driven Tenancy Mix Optimization - Analyze and plan the ideal tenancy mix at SPC using sales data, category performance, and footfall metrics. Source and secure suitable tenants that optimise the mall’s efficiency ratio and refresh the trade mix with high-yielding retail concepts.
• Lease Negotiations - Handle lease negotiations for new leases and renewals, utilising financial modeling to project rental yields and justify optimal rent structures.
• Tenant Sales & Occupancy Cost Analysis - Systematically track, analyze, and benchmark the sales performance and gross turnover (GTO) of tenants. Calculate and monitor tenant occupancy costs against industry benchmarks (e.g., FCT, CICT) to identify opportunities for positive rent reversions.
• Lease Management, Administration & Pipeline Tracking - Manage the end-to-end leasing lifecycle for a high volume of concurrent expirations and renewals. Maintain an analytical lease pipeline tracker to systematically manage negotiations, avoid vacancy gaps, and streamline pending documentation.
• Financial Forecasting & Budgeting - Assist in yearly budgeting and forecasting exercises, utilising predictive trends and historical data to model projected leasing income and revenue scenarios.
Education & Certifications:
• Diploma / Degree in Real Estate, Business Analytics, Finance, or a related quantitative field
Requirement:
• Minimum 3 years’ experience in leasing, with a proven track record of handling high-volume lease renewals and portfolio tracking.
• Analytical Capabilities - Strong analytical and mathematical mindset, with the ability to translate raw tenant sales reports, footfall data, and market benchmarks into actionable leasing strategies.
• Technical Proficiency - Advanced proficiency in MS Excel (e.g., VLOOKUP, Pivot Tables, financial modeling formulas) and PowerPoint, as well as Google Workspace environments.
• Experience with property management systems or business intelligence tools (e.g., Power BI) is a plus.
• High emotional intelligence with strong stakeholder management, negotiation, and communication skills to balance relational tenant management with firm commercial targets.
