How you will do it:
The BMS BIM Drafter will be responsible for developing, coordinating, and maintaining Building Management System (BMS) models for large-scale Data Center projects. The role requires strong expertise in BIM software, an understanding of BMS systems (controllers, sensors, panels, field devices, networks), and the ability to collaborate with multidisciplinary teams to ensure accurate, clash-free, and buildable models.
What you will do:
Develop and maintain BMS BIM models (LOD 300–500) in accordance with project BIM Execution Plans (BEP).
Create accurate 3D models of BMS devices, control panels, field wiring layouts, and schematics.
Coordinate with MEP, electrical, and architectural teams to resolve clashes and interface issues.
Prepare shop drawings, single-line diagrams, schematics, and detailed layouts from BIM models.
Ensure all models comply with project BIM standards, ISO 19650, and client requirements.
Assist in the integration of BMS systems into central BIM coordination models.
Generate quantities, schedules, and as-built documentation from the BIM models.
Collaborate with site teams for installation feasibility and update models to reflect actual site conditions.
Support the digital handover process, including COBie data and asset tagging for facility management.
Participate in clash detection meetings and provide model updates to resolve issues.
Maintain proper file management, version control, and documentation as per company standards.
What we look for:
Diploma/Degree in Mechanical, Electrical, Electronics, or related field.
Minimum 4–5 years of BIM Modelling experience, preferably in Data Center or mission-critical projects.
Strong knowledge of BMS systems (controllers, field devices, instrumentation, and control strategies).
Proficiency in Revit, Navisworks, AutoCAD, and BIM collaboration tools (BIM 360 / ACC / Dynamo / IFC standards).
Knowledge of MEP coordination and integration of BMS with HVAC, electrical, and security systems.
Familiarity with ISO 19650, BIM Execution Plans, LOD requirements, and CDE workflows.
Good communication skills to liaise with consultants, contractors, and internal stakeholders.
Detail-oriented, with the ability to deliver accurate models under tight deadlines.
Preferred Experience:
Experience in Data Center projects (Tier III/Tier IV).
Knowledge of COBie data entry and asset tagging for FM handover.
