Leasing Executive
Key Roles & Responsibilities
Lease Management & Documentation
· Handle all leasing enquiries, negotiations and site viewing
· Prepare and review lease-related documents (e.g., Letter of Offer, Tenancy Agreement, License Agreement)
· Liaise with tenants on all lease-related matters
· Maintain strong relationships with Tenants by addressing promptly to their feedback and requests
· Ensure timely and accurate implementation of all contractual terms
Occupancy & Rental Strategy
· Develop and implement leasing strategies to maximize occupancy and rental income
· Monitor and enhance asset value through effective tenant mix and leasing strategies
· Source, coordinate and conduct site viewings with prospective Tenants
Financial Planning & Reporting
· Prepare and monitor budgets (revenue and expenses) to ensure P&L targets are achieved
· Generate monthly tenancy schedules and Gross Turnover (GTO) for billing purposes
Accounts & Collections Support
· Coordinate with the Finance Team to follow up on rental arrears and reduce the risk of bad debts
Market Research & Innovation
· Stay up-to-date with the retail market trends and recommend new concepts/brands for improvement to tenant mix via monthly market survey
Procurement & Administration
· Issue Purchase Order, if any in accordance with company procedures
· Prepare and update leasing reports, schedules, and performance updates for Management review
· Maintain accurate Tenant and Lease details in database for reporting purposes
· Ensure proper documentation and filing of all lease and administrative records
Other Duties
· Attend to other ad-hoc task assigned by the Centre Manager and Senior Management in addition to those listed/described above
Requirement
· Possess at least a diploma or higher in Real Estate Management, Marketing or a related field
· Minimum 2-3 years of relevant leasing experience, preferably in retail or commercial properties
· Good knowledge of leasing procedures, tenancy agreements and relevant regulations such as Code of Conduct (CoC)
· Strong negotiation and communication skills
· Strong organizational and problem-solving abilities and interpersonal skills
· High level of professionalism and integrity
· Proactive and service-oriented with a customer-first mindset
· Abe to work independently and as part of a team
· Proficiency in Microsoft Office Suite
· Familiarity with leasing software is an added advantage
· Willing to work on-site and attend to urgent tenancy matters when required
